ABOUT ME

I have owned several companies with branches on several continents, before I sold them in 1998.  It was my retirement event, so-to-speak.  I soon became bored (at 45) and entered the real estate profession.  After many years of traveling all over the world on business, I find it refreshing to sleep in my own bed, every night.  Not having to be concerned about a world-wide company with subsidiaries/employees all over the world is a great relief!  I built my home in North Scottsdale in 1995 (before Pima Road was completed and Scottsdale Road was just a small two-lane road).  Of all the places in the world, I chose Scottsdale!  It offers the best of everything (save for the ocean).  But, I can always fly anywhere in the world from here, so getting to the ocean, or anywhere else, is not a problem.

I have received praise from my colleagues, clients and Re/Max for my work in real estate over the years and find helping my clients choose the "right" home (or property) provides me with the "satisfaction" that I desire.  I am all about YOU, not me!  I will not let you make a mistake, even if I lose a commission in the process!  If I represent your property, you need to know that I do not always take a listing.  It has to pass two tests:  We have to get along and I would purchase your property, myself.  If I don't think enough of your property to purchase it, I will not represent it.  For me, it has little to do with money.

I am often asked if I work alone, or if I have a team.  I tried to partner, once - and it did not work out.  I am a "hands-on" professional and that is what my clients expect.  I prefer to deal with my clients and friends, personally.  Occasionally, I will retain a transaction coordinator.  I actually enjoy working with you through the entire process, myself!  That way, I am sure your transaction will be as smooth as humanly possible.  It also brings me the passion that I enjoy in my profession.

My practice is split about 50-50 between Buyers and Sellers for both commercial and residential homes.  I do not work with any rental properties and my business is about 90% referrals.  I charge a flat rate of 6%, across the board, for my full range of services.  You always get what you pay for, in my opinion.  All studies indicate that you will make far more than that, just by using a Realtor (average 17% more).

I love what I do and will continue to do so for a very long time.  Retirement is not my thing - I need to be engaged and real estate is definitely engaging - done properly!

RE/MAX Reaches 120,000-Associate Milestone

The RE/MAX global sales force has eclipsed the 120,000-Associate count, RE/MAX International announced on Aug. 2. RE/MAX has offices in 63 countries. The network also announced recently that franchise sales were ahead of last year's record pace through July.

"July's agent growth took us over the 120,000 mark and was our 402nd month of continuous growth," says RE/MAX International President Vinnie Tracey. "Obviously, we're pleased with both the continued agent growth and increases in franchise sales around the world. We have some truly great people at every level of this organization, and the fact that agents continue to select RE/MAX is indicative of their desire to associate with other like-minded career professionals."

At the end of 2005, the network had 114,417 Sales Associates, representing 13.9 percent growth for the year. The net growth of 5,583 agents so far this year puts RE/MAX on pace for similar growth in 2006.

Regions with the largest increase in Sales Associates were RE/MAX Ontario-Atlantic Canada with 580; RE/MAX Portugal (442); RE/MAX Carolinas (366); RE/MAX of Western Canada (342) and RE/MAX of Georgia (263).

 After years of hearing Bill Duffey discuss our area values and telling us all about how under-priced homes were in our particular subdivision, we decided to list our home with him.  We are writing this recommendation because we thought of listing our home, with another agent, but focused on Bill, because we knew that he has lived in the area for many years, even before we purchased our home in 1995.

I sent to a vendor on my Mortgage Page - it was an FYI only - says something about how I operate.

..You had asked me a few questions that I did not have time to adequately answer.

You asked what in the world I do to garner so many millions of dollars in sales, each year.  The answer is very simple, actually.

 I treat every client as if they were the only client I have.  They have no idea that I am juggling numerous deals, at the same time.  In short, I treat all of my clients, as I would like to be treated. 

Beyond that, I do not work with clients that I do not feel I have a synergy with.  I do not list every home I see, nor do I work with every Buyer that contacts me.  My rules are simple.  On the Buy side, I have to have a good synergy with the Buyers.  If not, I will refer them to another Realtor.  I seldom ever go out of the Scottsdale/PV/Carefree/Cave Creek area with the exception of commercial real estate.  I really do not know the inventory in other areas of town and those Buyers are better served by a different Realtor.  On the listing side, My rule is - if I would not buy it, personally, I cannot sell it. 

I do limit the number of clients I work with, at any given time.  I also have transaction coordinators that carry some of the burden, but only when I am too busy to handle them myself.  I always do my own transaction work on all listings/sales over $1m.  My clients demand that, just so you know.  They want to know that I am "personally" handling their business.

On marketing, I am boastful that I do a better job of marketing my listings, than virtually anyone else.  Any number of my clients will tell you that.  One of them said to me, that he was telling a friend of his about listing his home with me and said, “if Duffey lists your house and it does not sell, it will definitely not be for lack of marketing”.  Love that!  I mean "real" marketing, not the fluff-stuff glossy magazine corporate ads.  Those are designed to get Buyers to call the agent, or the firm, not to actually “sell” the property.  Most Sellers do not get that part!  By the time the publication hits the street, most of those homes are sold, anyway.

I also have a network of over 120,000 agents in 63 countries that get my listings, via Re/Max.  That is why I joined them.  I have never regretted that decision, as we are a 100% house – I keep all that I make and spend it on marketing, as we see fit.  That makes a big difference, as I can pick and choose the advertising avenues that actually serve to sell my listings.  I am paying for it and it better work, so to speak.  It is all on my own dime.  On >$1M homes, I use a completely different avenue for Re/Max networking called “Renowned Properties”.  It is reserved exclusively for high-end homes and treated as such, with numerous ad contracts with the Wall Street Journal, DuPont Registry, etc. 

I also hit the internet, very hard, as you know.  The reason is that over 77% of all Buyers’ are now looking on the internet, in all price ranges.  I also market on numerous sites: Google, Yahoo, MSN, Realtor.com and REMAX.com (to name just a few).  As you know, I am very computer literate.  This ability serves my clients very well, indeed.  One example is that all of my faxes are converted to PDF’s and sent to my clients, via email.  They are also updated every week, via email, in great detail on my activities to sell their properties.  They can actually see (statistically and visually) what I am doing to sell their properties.  That is what I would expect from a Realtor!

I am also in constant contact with a hundred, or so, “real” Realtors.  You know - the ones that actually sell things!  As a top producer, you know who the other top producers are and we network, together.  I have an automated email listing system that is ‘killer” in my opinion.  I have a capacity to email notify up to 20,000 Arizona Realtors, at any given time, concerning my listings.  Works like a charm!  I created that email program, myself, just as I created my own website.  That is the web site that you saw.  I have many other web sites that serve to funnel Sellers and Buyers to that website.  One of them is www.scottsdalecommercialproperties.com .  I own that one.  The others, are proprietary.

 Finally, almost all of my residential and commercial clients are “by referral”.  After many years, I am at the stage where garnering more business is not the top priority.  Maintaining it, is.

Phoenix, itself, is a City which has sprung up out of the desert and is surrounded by hills.  Many people choose to live on the flat, but if they are prepared to pay a premium, they can have their houses built on the sides of the hills giving great views and a front seat to enjoy the stunning sunsets for which Arizona is rightly famous.  Although called Phoenix, the city is an amalgamation of many different 'townships'; one is called Phoenix, but there are many more including Scottsdale, Cave Creek and Carefree which are areas in which Bill does much of his business. 

 

Scottsdale is a smart area with lovely shops, an abundance of the arts and where you will find a particularly stylish form of life.  Cave Creek is 'horse country' where, besides the normal residences, you find many of the small 'horse ranches' which are very popular out there.  They are often just 5 acres, but provide enough space for people to enjoy a more outdoor, active lifestyle.  Carefree is again on the perimeter of the area and mixes a good community life with the wilderness which is next door.

 

Many of the most popular areas are to the north of the centre of an area which now spreads over 50 miles in any direction.  Every time I visit, there are new roads and new malls where last time there were cacti and tumbleweed!  I have personally found the Arizonians to be extremely friendly and welcoming to visitors and new residents alike.  Phoenix should do this well because they claim to have 300 new residents moving into the area every day of the year. 

 

I hope you had a look at Bill's site where you can enjoy looking around some of the properties he has for sale via a virtual tour.  This gives you a good idea of what the houses are like.  He is also able to find properties for prospective buyers in most price ranges once he has a brief and I have no doubt that he would be happy to talk to you directly if you prefer to go to him rather than ourselves.

Each year numerous Realtors are killed and/or attacked while showing homes.  In 2004, a Realtor was killed in New Mexico.  A few years ago a man was stabbed while trying to sell his motor home in Scottsdale.  He was stabbed in the neck, from behind, and managed to take the attackers knife out of his own neck and then stabbed the attacker to death, to get away.  The attacker had a history of psychiatric problems.  You just don't know who will arrive at your doorstep!  If you hire a Realtor, at least you will know that a Realtor will be present for showings of your home.

MLS SAFETY ALERT 2/15/05

(this is the type of warning we get from the MLS and other Brokers, so that we Realtors can BE SAFE!)

 

Over the weekend, there were two safety related incidents involving agents up in the Carefree area.  Both incidents occurred during Open Houses, one on Saturday and one on Sunday.  They seem to be completely unrelated.  Below is the descriptions of the incidents, as well as the descriptions of the people involved. 

 

***On Saturday, 2 agents were sitting an open house when a couple came in to view the property.  They were acting very strange and displaying nervous behavior.  After being there for over 40 minutes, the woman pulled a gun out of her purse and began to load it.  Apparently, someone else drove up to view the house, and the couple then left.  No one was hurt or injured.

Description of the couple: 

In their 60's

drove a new Mercedes coupe (silver/bronze).  

He was completely bald/head shaven

tiny mustache below nose on upper lip

he was very thin and approx. 5' 9". 

He talked A LOT. 

He stated that he was a Psychiatrist working for the Government.

 ***On Sunday, an agent was sitting an open house in Carefree.  A man came to the open house and stayed for over 45 minutes.  The entire time he was there, he kept acting strange.  He also kept trying to lure the agent into secluded places in the house.  There were other people there viewing the open house, and he seemed to be waiting for them to leave.  However, the agent had brought her boyfriend along with her for security while at the open house (Good for her!  This might be the factor that saved her life!)  When the man realized that the boyfriend was there and wouldn't be leaving, he finally gave up and took off. 

 Description of the man:

Tall, approximately 6'

Brown hair

Burly

Intelligent

Light blue eyes

Stood very close while talking to the agent
